Property description

If you're looking for a very safe place for yourself and your horses, this is it. The ranch is ideally located in the Eastern half of the Central Valley, far away from any earthquake, fire, or flood-prone region for zero risk from external dangers, but conveniently located just 8 miles from Hwy. 99 and Chowchilla, California's busiest North - South highway. Madera 14, Merced 25 & Fresno 30 miles.
Note 1: Avenue 26 was just completely redone and upgraded its full length from Chowchilla to its end way East of the ranch. It has a new base and lanes were widened with 5 – 6” of asphalt.
Note 2: The ranch was under contract for sale, however the buyer’s buyer fell through, so the ranch is again available.
This ranch was developed as our “forever” place, thus there are many upgrades not normally seen, especially in the basics and infrastructure. Call for the details sheet. Health issues, however, have required us to stop breeding and showing my wife’s prized show horses.
This excellent horse facility sits on 38.36 acres that has all the basics PLUS. Horse amenities include a 100' W x 200' L x 18' H lighted covered arena. There are 2 barns; the first barn is attached to the arena with 12 oversized stalls, covered 12' aisle-way, tack room, wash / vet rack with hot water, and hay shelter. The second barn has 10 stalls with a 15' center-aisle, inside and outside wash / vet racks with hot water, feed room and a large air-conditioned tack room with 2 half-baths ( 1 private, 1 public ). Both barns have automatic fly mist systems & Linear Rubber Products mats ( 1 seam / stall ) over cement floors. Attached pens are heavy duty 6' H welded-grid panels to prevent rubbing manes out or reaching through to bite, etc. Last is a 64' round pen. There is no wood for horses to chew on.
Living accommodations include a 2004 custom built main home with 2,730 sq. ft. living area with a great-room concept,, large center-island kitchen with pull-out drawers, 2 ovens, 3/4 bd, 3 bath, & a huge 3-car garage. There is, for ranch help, rental income or guests, a 1,440 sq. ft. second home with 2 bd / 2 bath with an oversized detached 2-car garage.
A 3,000 sq. ft. ( 40' x 75' ) RV / shop building includes 2 air conditioned insulated 19' x 20' rooms, half-bath, 50A RV hookup, sewer connection, 50A welder outlet, 2 12' W x 14' H roll-up doors, and an attached automated greenhouse. Room ceiling joists are 2 x 12s so a 1,000 sq. ft. apartment could be put above them. The right bay has a 6” thick cement floor to support an extra heavy diesel motor home, etc.
It has an excellent well, electronic gate with keypads + clickers, and alarm system with sensors on every door and window for security, has privacy, yet is only 8 miles from town.
Approximately 32 acres are used for a hay crop each year. However, if pastures were preferred, all the existing water mains are 2” diameter to make for an easy transition.
