The insulated main barn has 8 stalls that are 12x12 with sliding stall fronts with head drops, swing out feeders, auto waterers, and 20 ft pipe and creosote board runs. 12ft gates on the back for easy cleaning and 6 ft high horse panel to keep horses from getting to each other. The secondary shed row barn is 12 stalls that are 20x40 and constructed of pipe. There are 12 ft gates at each end, Richey auto waterers, lights, gutters and it would be very easy to make this into a 24 stall barn.
The shop is 60x110 and has a 40x60 area with 4 roll up doors. Close that section off and there is a commercial grade heater, compressor with compression lines, small tack room or storage area and a 1/2 bath. The building has 18 Ft sidewalls so it’s excellently ventilated. Running the length of the building is a 20x110 overhang to park an RV or LQ trailer. There is a 30 amp plug as well as a dump station that empties into the septic tank. The back portion of the shop is closed on 2 sides, had dirt floors and there are 9, padded 12x12 portable stalls. This back part of the barn has a bug system, water, electricity, and a wash rack.
There is about a 4 acre pasture area with a 12x20 loafing shed as well as a pond. There is also another approximately 5 acre pasture area next to the arena with a newly dug pond and a separate entrance off of Gilliland Road where you can enter the property with horse trailers or wide loads.
The main home is an open, split floorplan that is a very comfortable space. The actual living space is around 3300 square feet and the attached gameroom is over 1800 square feet.
Upon entry, there are double iron and glass doors with large transom windows on the front and back of the home for tons of natural light. The living room features 24’ vaulted wood ceilings, hand scraped wood floors and several architectural details that make this space captivating. The first is the faux stone fireplace where the kitchen cooking equipment is built into. A commercial grade, 6 burner gas cooktop with griddle and two gas ovens anchor the kitchen. There are also double electric ovens, a pot filler, gorgeous knotty Alder wood custom cabinetry and a massive 5x12 granite island with storage and seating along one side. The dining room area has a beautiful chandelier and room for a 10 or 12 top table and the living room space is equally ample. There is a secondary sitting area with a wood burning stove that is sitting on a stone hearth with a rock wall that goes to the ceiling. Plantation shutters are throughout the house, all of the interior doors are solid core Alder wood and the trim detailing is stained.
The master suite is huge and has room for a sitting area and there are his and her closets. Both have three rows of hanging space and a built in dresser but hers is oversized and has multiple sets of built ins, a sit down lighted vanity and room in the center to add another cabinet or storage island.
The master bath has separate vanities with granite, a deep, jetted tub, a separate shower with a rain head and multiple body sprays and is a great place to unwind at the end of the day.

There is also a bistro table in the pool with an umbrella stand and there are dual uses to this pool. One end is a play pool for volleyball and basketball with a depth of 3.5 ft and the other end is for diving and sliding with a depth of 10 ft.
There is also a 16x16 dog kennel that is climate controlled. It has 4 runs and plenty is storage space for food, training equipment and crates. A secondary kennel that’s on skids is behind that one and it has 3 runs and a separate open area at the front. It can be moved to a location of your choosing.
