65 Acres near Asheville
Old Fort, McDowell County, North Carolina
With mountain views, two active wells, a creek, a pond, plenty of road access, and just a thirty minute drive to Asheville - you'll love this rolling tree-filled property in western North Carolina. Approximately forty-five acres surrounded by a rural community near the small town of Old Fort, this is the perfect canvas for an equestrian/horse boarding center.
A 5-acre parcel of the land is available for up to four full home sites, or eight tiny home sites, or appropriate commercial use. It can accommodate an owner's home, a family compound, long term rentals, or appropriate commercial use. It offers mountain views, and joins the 40 acre parcel. There are minimal restrictions.
40 acres of the land is restricted for use and can not be subdivided or developed for residential home sites, mobile homes, or long term rentals. It is ideal for an equestrian/boarding center. In addition, it could include a small wedding venue, pickleball courts, disk golf course, other farm animals, organic farming, etc. It's also possible to build three tiny glamping cabins for recreational use or wedding venue use. We have a septic permit for three one-bedroom cabins.
An additional 20 acres is located on the side and top of a small mountain - 1948' elevation, adjacent to the above 45 acres. There is access via a shared gravel road. It is also restricted from development.
None of this land is in a flood plain, and it did NOT flood during Hurricane Helene. Some trees came down, but that was the extent of the damage. The land is at approximately 1700' elevation. Our temperature tends to be 5-8 degrees warmer than Black Mountain, so we have a longer growing and outdoor recreation season than our higher elevation neighbors.
The land hasn't had any agricultural chemicals on it in seven years, so you could easily have an organic farm for crops and animals. It is quiet and peaceful. There is a large shed for equipment and tools, as well as two smaller sheds, and a barn structure.
The small rural town of Old Fort is just five miles away and is quickly becoming known as a NC "Trail Town" due to the many hiking and biking trails available and underway. Hillman Beer (Asheville) opened a beautiful creekside brewery downtown. Whaley Farm Brewery and Euda Winery have also opened, and a new tequila distillery and restaurant are in the works. A family-friendly outdoor swimming and music venue, The Foothills Watershed, is just ten minutes away, on the way to Catawba Falls. There are new shops downtown, plus a grocery store, hardware store, two banks, a hospital satellite office, a kayak store, a bakery, etc.
We are located on the edge of the Pisgah National Forest filled with hiking trails and beautiful Curtis Creek. Catawba Falls is fifteen minutes away. Lake James is thirty minutes to the east. We are 30 minutes from downtown Asheville and 15 minutes from Black Mountain.
Seller is a general contractor. We specialize in modern, weather-resistant, insulated concrete home shells with timber frame roofs. We will work with the buyer to design and build one or more custom home shells on the 5 acre parcel. We also have an available plan designed for treehouse-style glamping cabins, and we can build a timber frame pavilion for events, if wanted.
