About Tennessee

Tennessee

img

Tennesee has more than 200,000 horses, and 3.2 million acres of the State's 10 billion farm acres are devoted to the horse industry. That's 30 percent of the land - a huge tax base -- but it also represents a great number of people involved in the horse industry.

While Tennessee is probably best known for its namesake Tennessee Walking Horses, the State is also well known within the equine industry for mules. In fact, Maury County is considered the "Mule Capital of the World," and is the site of Mule Day, a 170-year tradition.

Bedford County tops the state with the highest number of horses and ponies, while Wilson County has the highest number of mules, burros and donkeys.

The state has more than 50 equine trails, which have become huge tourism draws.

Tennessee is divided into three regions and each region is known for its distinctive musical heritage: Bluegrass (Eastern), Country-Western (Central), and Blues (Western).

Middle Tennessee is the State's most prosperous area, with cities such as Nashville, against a backdrop of rolling hills. "Land and real estate here in Middle Tennessee is selling and bringing good prices. We are very blessed to be in this part of the country where growth is still happening and people want to live here," says Tad Craig with Craig and Wheeler Realty in Shelbyville. "We were just solid and steady."

Western Tennessee is bordered by the Mississippi River, which is generally considered the extreme northern boundary of Mississippi Delta cultural influence. The Great Smoky Mountains National Park is a World Heritage Biosphere Reserve and draws millions of visitors from around the region and the world annually. Covering nearly 1,000 square miles, it is home to temperate rainforests and some of the rarest and most unique plant life in North America.

STOP- LOOK- AND WIN - this one is my best deals !!!

Humboldt, Gibson County, Tennessee

HORSE HEAVEN – every Equestrian’s Dream Farm Bring Those Horses Home ~ aren’t you over those expensive board bills yet ? YOU SHOULD BE !!!! Picture this dream come true – you walk to the barns/stables, you save thousands in boarding fees and you invite the trainer to come to your farm this year !!! It is such a dream for so many of us. Better than anything else is that when you are ready to hang up the bridle, put the saddles away and slow down a little, you then have something of great value to sell. How great is that to be able retrieve your initial investment back? It makes perfect sense to park your retirement portfolio in something fun to play with while you wait. Good solid investing!!! So are you ready to learn how to make your dream come true? It is very easy. Take a look at this fabulous equestrian farm. It is 48.6 acres of beautifully lush pastureland sitting so privately nestled in off the road. If you did not already know it was there you would totally miss it. It is extremely private yet so close to town. Life in the country with easy access to great shopping, restaurants and top quality medical care all less than 20 minutes away. Heading west on I-40 you’ll arrive in Memphis –approx. 1 hour or heading east toward Nashville’s Music City - 2 hours. **FYI – just as a side note, there is extra land if needed – please ask for more information. As you enter the grounds you’ll immediately understand the WOW factor as you take it all in. So pretty, wonderfully situated, every inch of land is usable, lush pastures, lovely flat to gentle roll in texture, ample trees for shade and/or privacy yet cultivated and open making available the 360 degrees of stunning views. The over sized pond/mini lake is fully stocked, the fruit trees are bountiful, the gardens are exquisite and yes, it is fenced and cross-fenced ~ absolutely ready for you and your horses. THE BARNS – there are 2 – both in excellent condition offering wonderful space for the equines in your life – horse or pony – mare or gelding – stallions too. These barns were designed to be very easily convertible and accommodating to all. Barn #1 100 x 50 offers 2 large foaling stalls but could easily convert back to 4 stalls, 8 standard stalls, extra wide breeze way, soft turf isle, tack room, grooming bays, wash rack with hot and cold water, barn manager office, restroom and of course all the utilities. Please note the barn manager would love to stay on when the property is sold. He is fantastic and knows his stuff. Easy right? Barn #2 40 x 60 equally as wonderful offering 5 foaling stalls. The hayloft is high and dry overing ample space to lock in a large supply and there are equipment sheds on both sides. Nicely distant to the main barn in the event you have need to separate the mom from the babies or the boys from the girls. Would also be a fabulous Doghouse if hunting is your discipline and you have your own dogs? The farm is fenced and cross-fenced, truly ready for you and your equestrian needs. The property offers plenty of room for you to ride. The area behind the smaller of the two barns was where the current owner rode for years. It is protected, flat and would be an ideal spot to install a permanent sand arena if you are in need of a certain type of footing. Drainage would be very accommodating – no flooding issues or water retention issues on this farm. As mentioned above there is additional land (approx. 20 acres) directly across the street also available. It is currently being farmed as the soil is so rich – this entire area of middle TN offers and is known for top quality farming soil. In fact while discussing rich farm land – grow your own hay – save money there too. PLEASE NOTE ** All buyers will be required to show proof of ability prior to appointments being granted. If you are in need of lender names please be sure to ask. ** property is being co marketed with permission of Hickman Realty Group Inc 731-686-3341
