The 200’ drilled well services the house and barn with 7-8 horses without any problem
with good pressure and supply of excellent water.
Electrical supply to the farm is by 300’ of aerial primary hydro line to a transformer pole. From the transformer pole there is an underground service to feed a 200 amp panel at the house and a separate underground service to feed the 100 amp panel at the barn. The transformer pole has a sentinel light which lights up the area between the house and barn at night. Bell Canada has a telephone cable that comes in on the same poles and has cable to both the house and barn (no phone connected to the barn).
Manure disposal is done annually and is free by a contractor that has a composting business in this area.
The barn is a treated pole barn and is insulated. It’s a single storey building with 10’ ceilings. There are 6 stalls in the barn with 8’ alley, hay storage for 1000 small square bales as well as storage for 500 bales of shavings.
The 3 main pastures have heated water lines to service 3 heated water tanks and there are 5 shelters/run-ins.
The 10 x 12 tack room is fully insulated and heated in winter for the 5 resident cats. It includes shelving for supplies, space for feed storage and hot/cold running water with laundry tub.
Fencing is all in very good shape. It’s a combination of wood and electric with the property line having new page wire and electric.
The farm is on a quiet secondary gravel road and has access to many trails for riding.
The Farrier schedules 6 week appointments.
The farm has access to 2 Veterinarian clinics. Cobden Animal Hospital does the regular maintenance and emergences. The Ottawa Valley Large Animal Clinic is used for more serious issues, such as lameness.


Home Features

  • 1993 log home with 10" thick new pine logs. Open concept on main floor with large bedroom, full bath, living room with full height brick chimney and wood stove, dining room, kitchen and laundry room. Upstairs has another large bedroom, full bath, and living room area open to the main floor. Full basement is insulated with another wood stove. Both stoves are used as a backup heat source to the electric furnace.
  • Heating/Cooling - Forced air electric furnace with two backup Woodstoves (1 on the main floor and 1 in the basement) Air conditioning connected to ducting. Furnace replaced in 2017. Average monthly cost in 2021 was $470 including all of the barn tack room and water heaters plus a sentinel yard light. Bothe the furnace and the air conditioner was serviced on July 7, 2022 by McCrea Climate Control. Chimney cleaned annually and was just done June 7, 2022.
  • Taxes - $3540/year
  • Well – 200’ drilled well. Pump replaced in 2015 (can’t find receipt) Excellent water with lots of pressure and has serviced the property without fail with 7-8 horses. System includes a rented water softener and hot water tank rented from Culligan. In addition, a new filtering system for iron and sulphur was just purchased and installed by Culligan fall 2021.
  • Septic – Emptied every 2nd year and is scheduled to be done July 11/2022.
  • Internet – Satellite with Xplornet, $90/month
  • Telephone – Landline with Bell Canada and TV is bundled in with it, $205/month
  • House Upgrades – Exterior all rechinked and insulation was upgraded about 8 years ago (can’t find the receipt). New window shades installed throughout the house over the past 3-4 years. All carpet and vinyl flooring replaced in 2019.

Lot Features

  • Monteagle Farm is a beautifully maintained 39.8 acre private equine facility located 10 minutes south of Cobden, Ontario. It was named after the type of clay and rock in the area and primarily used as a horse breeding farm. The new pine log house and barn were built in 1993 and have a breathtaking view of the Bonnechere Valley. The other buildings, described below, were built within the next 10 years.
  • The acreage is made of a 17 acre good producing hay field, 4 large and well fenced grass paddocks, and a 10/12 acre wooded area. The hay field is currently on an annual verbal lease to the neighbouring farmer for $750/year.

Horse Facility Features

  • The original insulated barn is 55'x30' and consists of 6 stalls, 8' alleys, and a heated tack/cat* room. The closed in west and north sides of the barn were added later for hay storage of 1000 small square bales. On the south side of the barn there is a closed in 10'x30' shed ideal for storing baled shavings. At the east end of the barn is a 30'x30' open ended garage with extra height for the storage of horse trailers and taller equipment. Beside the barn is a 3 bay (20'x30') garage. Also, on the property is an open ended 4 bay (20'x40') equipment shed, and 5 horse shelters/run-ins.
