Property description

After almost 4 years and lots of upgrades, due to a change in circumstances, our wonderful 3500+ square feet, 69 acre 'Happynest' farm is for sale.

Close to I95, with easy access to a range of facilities in Bangor (about 15 minutes) with great music venues, shopping, airport, hospital and universities to Augusta (just over an hour) and Portland (2 hours). The farm is within 1/2 hour to the ocean!
The facilities are unparalleled for both humans and animals!

It includes a stunning 5 bed 4.5 bath home (2 master suites), with gourmet kitchen, open plan and separate dining and living rooms, vaulted entrance hall, that includes an in-law annex (images shown are of annex, other interior shots coming soon!)

There are several excellent barns, including a bermed 13 stall horse barn which is lovely and warm in winter and cool in summer, with a large heated tack room, with hot/cold running water, and a 1/2 bath.
There are outdoor arenas, and even a small indoor.

With almost 50 acres of fenced pastures and paddocks, this is an ideal farm for the horse owner or gentleperson farmer!

Outside the house are the large fenced gardens, which we designed using permaculture principles and organic practices, and include an orchard, berry bushes, a maze raised bed garden, and multiple perennial gardens that bring color, fragrance, and food throughout the year!

We have absolutely loved living here and this was my dream farm, but our situation has changed and we need to find the farm a new owner and steward who will continue to love living here on this peace of paradise that is stunning in all 4 seasons.

Home Features

  • The lovely colonial executive home, has 2 master suites one on the first floor and another on the second floor, along with 2 other bedrooms and bath.
  • For the in-laws, Air BnB, or your trainer, there is a separately accessed ground floor annex- complete with open plan kitchen/living room, large bedroom and shower room.
  • Including the annex, the home has 5 bedrooms, and 4.5 baths.
  • It is exceptionally well built (1995), with a large custom built chef's kitchen with Deer Isle granite countertops, open plan dining and living area, a separate dining room, and den. There is a separate laundry area, and the basement has a very large storage area, boys den, and there's even a heated double garage!
  • We have lovingly tended to the gardens, and planted a fruit tree orchard - with apples, crab apples, pears, European plums, cherries, peach, and apricot- many of which fruited this year for the first time! There are also numerous native apples (and maples) dotted around the farm, and several down the lane from the inner fields to the outer one and the woodland.
  • There are beds of asparagus, strawberries, rhubarb, comfrey, an abundance of blackberries and 6 varieties of raspberries such that they are still fruiting and likely will continue into October, enabling us to have fruit from the garden since May!
  • There is a raised bed vegetable garden 'maze', multiple garden beds stocked with roses, iris, lilies, lilacs, peonies, a beautiful lilac wisteria at the front of the house intertwined with climbing roses, mock orange, and hollyhocks. The narrow beds in front of the house and along the garden fence at the head of the drive are stocked with beautiful daffodils, tulips, and spring bulbs, and there are raised beds along the garden fence that still need stocking too- so you can add your personal touch to the farm.

Lot Features

  • There are almost 70 acres in total, almost 50 of which are laid to grass and considered 'prime' farmland. About 25 acres (3 large fenced fields) have been used as solely hay fields maintained by our neighboring farmer.
  • The remaining 25 have been rotationally grazed by our animals above and horses and form 6 large pastures, and 5 smaller paddocks each of which has access to a field shelter or the aforementioned older barn.
  • All fields (including hay fields) are fenced, most with white vinyl horse fence, some also have fencing for small ruminants.
  • The remaining 20 acres are mixed woodland, and there is even an older little log cabin nestled in the woods!

Horse Facility Features

  • In addition to the main horse barn with its 13 stalls, 4 of which are large foaling stalls, and a large center aisle, with excellent lighting and skylights, there is a second barn which has 6 very large stalls, a heated tack room, and stairs to an insulated loft area we used for storage. This has been used as our smaller animal barn and as our isolation barn when new horse arrive on the farm as it has direct access to some lovely paddocks.
  • There is also a large concrete professionally built 'muck heap', a large load shavings shed and adjacent workshop, and a Large older barn which has been renovated to enable the side bays to house our chickens, pigs, sheep, goats, alpacas and horses, many of which have direct access to paddocks. The central section has been used as a small indoor arena and for storing large round bales of hay.
  • Additionally there is a large 100 X200 foot sand arena, and a smaller 70X140 foot grass arena (which has professional footing under the grass).

  • 7.5 miles to schools
  • 12.5 miles to airports
  • 11 miles to hospitals
  • .5 miles to shopping
