Continue along the driveway past the pool/cabana and garage/bunkhouse to a large, fenced area, jokingly called the “helicopter pad” because of its size and shape. Enough open area for group gatherings, camping, campfires, parking or whatever. Surrounding the pad are rolling pastures. Plenty of room for stables, arenas, paddocks, or whatever you want. To the left of the main house and along much of the river are wooded areas, The tranquil Hudson River runs down the entire left side, the back, and about one third of the right side of property, sort of forming a “J” shape. The original two-story main house was built in the late 1800’s. It’s had several upgrades including a complete remodeling in 2004 with a new metal roof, double pane windows, exterior doors, A/C, plumbing and electrical. Turn right into the large family room with beam ceilings, hardwood floors and a stone fireplace. Turn left into the main floor bedroom and bath with marble floors and a huge walk-in shower and closet. Take the stairway up to a large sitting area and three private bedrooms, each decorated to match this charming home. The bath has an old-fashion footed tub you’ll just love.
Back downstairs, the hallway leads to a gigantic (860 sq. ft.) dining/kitchen area. With hardwood floors, beamed ceiling, and large windows this is a great entertainment area. Double doors to the left go out to the pool area, the double doors to the right go out onto the screened porch. Walking toward the kitchen area, you will immediately see this is truly a chef’s delight. Granite countertop floor cabinets and glass door wall cabinets are plentiful on the right side. To the left is a large refrigerator, industrial free-standing ice maker, and a wine cabinet to round off the kitchen amenities.
Exit the kitchen to your left, going through a huge panty area with shelving and plenty of room for any chef’s needs, to the back door. To the right you’ll find a separate, 11’x17’ private dining room with a long wooden table and benches, ideal for family meals. Also to the right is a half bath and 9’x12’ laundry area with washer/dryer, beautiful sink and cabinets galore.

Next, take a walk across the drive to the guest house. Constructed in 2005, this is a quaint building with covered flagstone porches on 3 sides, perfect for your short or long-term guests. Enter through double doors to the lounge area with wood cathedral ceiling, huge floor to ceiling stone fireplace, wood flooring, sitting areas and an eating/playing area. There is a circular iron staircase up to the loft which sleeps at least two. On either side are doors leading to private sleeping areas with private baths, large showers, and closets. One bedroom has a queen bed, the other 2 double beds. These provides a very large and private place for your guests. Each bedroom has double doors leading out to the covered flagstone porch. This has become a favorite spot for many a guest.

From the main house dining area, take the double doors out to the huge 25’x50’ Pebble Tech pool, large enough for all your guests. Take a quick dip or do laps in this great pool. Undoubtedly, this pool will become one of your favorite summer spots. The crystal clear waters are inviting to all! Wide flagstone walks surround the pool area. Ample room for sunning in chaise lounges, setting up tables for a luncheon, or whatever. A gigantic, 70-foot long, 3 bay cabana sits along the far side of the pool. With a double grille (each 20”x33”) large enough to feed an army, you’ll enjoy many cookouts with family and friends. Later in evening, light up a fire in the large stone fireplace, relax and sip on your favorite beverage. A fantastic gathering place with friends and family after a long day.

Behind the house is an oversized, large 4 car garage, with gigantic, extra deep and wide bays. There is storage for most anything. Or, empty it out and use it for a party, band practice, or whatever. It has a washing machine and dryer, sink, shelving, a storage closet, and a large workshop with a separate door to the outside. You can see, Little L Estate is not just a typical home. It has something for everyone and plenty of room. The main house comfortably sleeps 8, the guest house sleeps at least 6 and the bunkhouse 12 for a total of 26. Many more if you double up and/or use sleeping bags. A kitchen large enough and equipped to feed all 26 guests, and seating for all to eat inside. Add the cabana area and grille, the skies the limit.
And, with almost 60 acres of land, you can add just about anything you could ever want. More buildings, cabins, stables, equestrian amenities, trails, whatever.
The entire property is being sold with all furnishings and amenities as you see them.

The current owners, besides using it for family and friends, rent out the facility independently and through VRBO for all kinds of events. Weddings, family reunions, weekend family get-a-ways, retreats, business, club and group meetings, boot camps, family vacations, church retreats, bible study groups, football fans (UGA & Clemson), race fans (Road America), and more. They had a contractor rent out the entire facility for 6 weeks for his crew, while doing a construction remodel job in Athens. This has a 5-star rating with VRBO and a very popular following.
